www.ayersfloridavillas.com We would like to introduce you to our executive fully furnished five bedroom villa which was built in 2005 on the exclusive development of Orange Tree in Orlando, Florida. This brand new villa is on a premium plot overlooking a lake and conservation area situated just off Highway 27 and is only 9 miles from Disney World. The development boasts numerous facilities including tennis courts, a basketball court, soccer/baseball field and tots playground all enclosed by Orange Groves. The Villa has it's own private heated extra large non chlorine swimming pool and jacuzzi. We're especially proud of the fact that Ayers Villas are suitable for the disabled traveller and are wheelchair friendly. The Master Bedroom has a Queen size bed and has an en suite bathroom with a luxuriously large bath, separate walk in shower, his and hers sinks and toilet. There is a door leading directly to the Lanai area and a separate walk in closet. Bedroom 2 has a Queen size bed with built in wardrobes and an en suite bathroom which includes bath, shower, toilet and sink unit. There is also a door which leads directly onto the Lanai area. Bedroom 3 is also a twin room with built in wardrobes. Bedroom 4 is also a twin room with built in wardrobes. Both rooms 3 and 4 share the use of bathroom 3. Bedroom 5 has a double bed with built in wardrobes and has been adapted to have an en suite wheel in shower room with toilet and sink facilities. These are all wheelchair accessible and a shower chair is available on request. The Great Room is the main lounge area of the villa, spacious and comfortable where you can relax after a fabulous day enjoying the sights and sounds of Florida. The Great Room also has a sofa bed The villa has two dining areas. One is designed to be a more formal separate Dining Room,whereas there is also an informal dining area which has been beautifully incorporated into the kitchen design. The villa is a modest 40 minutes drive from Orlando International Airport and only 9 miles from the entrance of Walt Disney World which is an absolute must for everyone in your party and not just the children!

At Ayers Florida Villas we know how important it is to provide quality accommodation at an affordable price. That's why we charge an inclusive hire charge of only £700 ($1200.00) per week. This £700 includes all taxes and pool heating if required. This price is constant from January 1st 2008 through to December 31st 2008. There are no hidden charges, no hidden extras. Be assured that when you book an Ayers Florida Villas you won't be charged any extra for visiting in the school holidays or over the Christmas period.

Rental Policies: We require a £150 deposit per week which is to be paid at the time of booking. A refundable security deposit of £200 is also required with the final payment. Stays of 7 days or less will be subject to a £50 cleaning charge. A verbal booking will be accepted but must be confirmed in writing with the booking form and deposit within 10 days. The signatory on the booking form constitutes acceptance of the terms and conditions on behalf of themselves and all others named on the booking form, subject to English law and the exclusive jurisdiction of the English courts. It is necessary for all of the party occupying the villa to be named on the booking form as stated by Florida Law. The signatory on the booking form must also be 21 years or over. Bookings are not accepted from parties of young adults under 21. Further details on the villa and key collection will be forwarded to you after the final payment has been received 60 days prior to departure. A deposit of £150.00 per week must be enclosed with the booking form. The remaining balance is then due 60 days prior to the first rental day specified on the booking form. If full payment is not received before these 60 days the owners reserve the right to cancel your booking. In such an event cancellation charges will apply. Bookings made within 60 days of departure require full payment at time of returning the booking form. Any Booking for 7 days or less will be subject to an additional £50 cleaning charge. If you need to amend or cancel your booking we require confirmation in writing immediately. The following charges will be incurred if you cancel your booking: 60 days or more before of departure - Loss of deposit 30 - 60 days before departure -50% of rental fee Less than 30 days - 100% of rental fee In the unlikely event that circumstances beyond the owners control necessitate the cancellation of the rental agreement, the owners reserve the right to do so and will only be liable to refund monies already paid by the party. Arrival and departure day is Saturday. The earliest arrival time at the villa is 4.00pm local time, unless otherwise agreed. You must vacate the villa by 11.00am on the day of your departure to allow access for the cleaners. Failure to vacate at this time may render you liable to incur additional charges.
